THE HEALTHY CUSTOM HOME DESIGN-BUILD PROCESS
High-Performance Holistic Design and Execution
A healthy home is a complex machine. When every part is synchronized, the result is more than a building — it is a life-support system that works to lower your biological load and support your longevity.
Standard building codes focus on safety and structural stability. We focus on physiology. This process is the bridge between architectural biology and the specific requirements of the Central Texas landscape. We build as deep as you want to go.
How we build a healthy custom home
Five phases, from raw site to verified home. Each one is governed by the same standard of health.
01
Discovery & site
The process starts before the first line is drawn. We analyze the raw site for environmental stressors—grading, drainage, sun orientation, soil health, and existing EMF loads. Designing a healthy home begins with understanding the ground it sits on.
02
Healthy design & architecture
Holistic architecture translates biology into floorplans. We design for restorative sleep, natural light optimization (circadian rhythm), and sound attenuation. The home is engineered to mirror your body's physiological needs for rest and repair.
03
Engineer & specifications
This is where the Sage Co. Standard becomes a technical manual. We specify every advanced system—from whole-home air filtration and water purification to low-EMF electrical paths and non-toxic materials. Nothing is left to builder discretion.
04
Build
Healthy construction requires hyper-vigilant site management. We ensure strict moisture control to avoid mold colonization and enforce 'clean-build' protocols—ensuring toxic dust, chemicals, and moisture never become embedded in the layers of your home.
05
Commission, verify & hand off
A healthy home is not delivered; it is verified. Before handoff, we conduct final diagnostic testing—air quality, water quality, and EMF verification—to prove the architectural biology works as engineered. You don't have to guess if your home is healthy.
What goes into a Sage Co. custom home
High-performance, holistic architecture means every layer of the home is considered. A sample of what we design and build in:
Site & arrival
Solar geometry, prevailing breeze, and metabolic site planning.
MEP
ERV air exchange, multi-stage HEPA, and biological water treatment.
Emergent support
Planning for specialized soundscapes and low-frequency mitigation.
Durable construction
Mass-timber or heavy masonry shells for multi-generational stability.
Circadian lighting
Dynamic spectrum control and shielded electrical systems to lower EMF.
Healthy-habit support
Integrated recovery spaces for light, heat, and cold therapy.
Strict wall assemblies
Non-toxic insulation, hygroscopic vapor control, and thermal-bridge freedom.
Natural finishes
Limes, oils, and minerals that support moisture storage and air purity.
